How to safely sell a website?

I have a buyer for my website, but i fear that he scam me and after receive stuff he not pay me.

The user that wants to buy not have many posts (postcount = 11) thats why i fear be scammed. :'(

Exists a safe way to sell site and receive money?

I read into marketplace:

Buyers/sellers are advised to use Escrow or Sedo for high value transactions

Sedo or Escrow works? I only have paypal, is possible use any of these systems to recibe money througth paypal?

Sorry for my ignorance i never use Sedo or Scrow... :'(

i have expirience with sedo and must says is a best way for buy/sell websites . 100% secure
you must pay few $$$ fee, but better pay 10$ fee then lost all
and sedo is not only for high value transactions

Demand the money up-front, meet him halfway, or use a trusted middle man for the exchange.
