Ad sense and similar programs pay pennies. If you do your research and get into affiliate marketing you can make some serious cash. But you have to work on it of course.

Selling the site seems like a bad idea, but honestly from my experience it can be very profitable. You spend a lot of time maintaining a site, if you just sell it and move on there might be more profit to gather.
